A picture is worth a thousand words – and maybe thousands of dollars – when it comes to selling your home. Yet sellers often neglect this most important marketing tool.

If you’re a seller, put yourself in the shoes of the buyer. Which homes do you look at first online – the ones with dark, fuzzy images that look like they were taken in a dungeon? Of course not. You are drawn to the listings with bright, wide-angle, properly exposed photos.


Professional photography of your home usually costs around $100, and it’s a worthwhile investment. What makes a great photo? Here are some tips a skilled photographer will keep in mind when taking photos of your home:

   

 

  • The best photos start with great subject. A home to be photographed should be in perfect condition: beds made, clutter removed, laundry put away, no cars in the driveway and no pets.
  • Photography should be taken using the highest resolution possible and then converted to low resolution for posting online.
  • The camera should always flash for interior shots. Make the room bright by opening blinds and turning on lights. “Flash” makes colors “pop” and fills in shadows.
  • Overcast days are best to balance interior and exterior light.
  • The exterior of some homes appear to slant upwards. By adjusting the angle of the camera to line it up with the angle of the home, you can get a “head on” shot.
